Ready to go on the Rental Market – These are properties which are ready to be rented out as they are. This does not mean the property is at the spec you are after but in most cases the landlord has prepared it to the standard they are financial equipped to invest on the property. However, some of the properties might come with all the features required for your healthcare business without any further works required for your business to carry out in effort to tailor it to meet the needs of your service users.
Under Renovation in preparation for the rental market – These are properties which have previously been on the rental market and are now vacant or properties that have just been recently purchased and undergoing further renovation to improve the property’s standards. Catching a property at this stage can be a great advantage for some care providers and the landlord as it allows a platform for both parties to exchange ideas on what direction to take with the property repairs and decorating.
The Sales Market – In some instances we work with property investors and property developers who are particularly interested in purchasing and decorating properties for the sole purpose of the property being used for Supported Living or a Children’s Home. In this approach the care provider and the Investor will agree on a specific house to purchase and the rental figure prior to the house being bought. This allows a more flexible approach to identifying the right house i.e. Bungalows which are quite difficult to find.
Sales Market and Renovation - Similar to the above except that after the purchase there may also be some agreed works to be carried out so as to improve certain features of the property or to make it more bespoke to the needs of the individuals who will be receiving support. For example a care provider and the Property Investor may agree to install a sensory room or a Stair lift once the purchase is completed, promoting a person centred approach to housing vulnerable individuals.

We offer a bespoke property sourcing service covering the whole of England. We will help you find a suitable property in any locality. With this service you will have our commitment to finding you a house for your organisation. You will also benefit from being at the front of the que and being considered first for any properties we have available. We will also actively search for properties on your behalf and arrange viewings for you. To utilise our bespoke property searching service we require a small deposit of £300 as a commitment of you being committed to us dedicating time to find you a suitable property. Your deposit payment is fully refundable if we do not manage to secure at least 3 house viewings for you.
Our bespoke property sourcing service covers properties on the rental market and those on the sales market. You can choose which approach you want us to take with your property search. We can either search for properties on the rental market or match you with an investor who is looking to buy a new home.

Alternatively, you can always check in with us to find out if we have any properties in your area of choice without any obligation to pay a deposit payment. However, this means that we will not be actively looking for properties for you but if we happen to have any properties left over from care providers receiving our bespoke service then these will be made available to all other care providers who are interested.
